5 Signs Your Parking Lot Needs Repair (Before It Gets Expensive)
A parking lot is one of the most expensive surfaces a business owns — and one of the easiest to neglect until it’s too late. The good news: nearly every costly failure starts as a cheap, fixable warning sign. Here are five to watch for.
1. Cracks that are spreading or widening
A few hairline cracks are normal. Cracks that are getting longer, wider, or branching into a “alligator” pattern are not — they’re a sign water is getting into the base. Filled early, a crack costs a few dollars a foot. Ignored, it becomes a pothole and then a base failure.
2. Potholes and depressions
Potholes are a liability (trip-and-fall claims, vehicle damage) and a symptom of a deeper base problem. Soft, sinking, or birdbath-style low spots that hold water mean the base under that area is failing and needs to be cut out and rebuilt — not just patched over.
3. A faded, gray, brittle surface
When a lot goes from black to light gray, it’s lost the binders that hold it together and is oxidizing. That’s the window to sealcoat — before raveling (loose gravel coming up) starts and the surface begins to disintegrate.
4. Standing water after rain
Water should drain off a lot, not sit on it. Puddles that linger a day after rain mean a grading or drainage problem, and standing water is the single fastest way to destroy asphalt from the top down and the base up.
5. Crumbling edges and faded striping
Edges are the weakest part of any asphalt surface — once they start to crumble, they spread inward. And faded striping isn’t just cosmetic: clear, ADA-compliant striping is a legal and safety issue for any business lot.
