Seal Coating

Sealcoating, or pavement sealing, is the process of applying a protective coating to asphalt-based pavements — it shields the surface from the elements: water, oils, and U.V. damage.

What’s Involved

The Work Itself

Application of seal coating material involves manual labor including (but not limited to) shoveling, sweeping, and raking. We operate and maintain seal coating equipment for parking lots, playgrounds, driveways, and the rest. Done right, a sealcoat buys you another decade out of an existing asphalt surface.

What’s Included

  • Surface cleaning and prep
  • Crack and pothole fill before seal (if needed)
  • Oil-spot priming
  • Two-coat application
  • Restripe (parking lots, by request)

How It Works

Three Steps, Done Right.

Surface clean & prep

Sweep, blow, and clean the entire surface. Treat oil spots and patch any open cracks first.

Apply the seal

Two-coat application by squeegee, brush, or spray depending on the surface.

Cure & inspect

24–48 hour cure. We come back, walk it with you, and re-stripe if requested.
